What does commercial window tinting cost?
The honest answer: it depends on enough real variables that any single national square-metre figure would mislead you. Rather than publish a number we'd have to invent, this guide explains what actually moves commercial quotes, so when yours arrive you can read them like someone who buys this work for a living.
If you only take one thing away: the way to control cost on a commercial film project is to make the quotes comparable before you compare them. Give every business the same written brief and the same list of deliverables, and the price differences that remain are real ones you can act on. That is also the advice NSW Fair Trading gives buyers of building work, in its guidance on getting quotes: write a brief, give at least three contractors the same information, and expect a written quotation that lists all the work and all the materials. It is written for home building, but nothing about the logic changes for a commercial fit-out.
Why square-metre pricing alone misleads
Film is priced per square metre at the supplier, but installation is not. Fifty square metres as five large accessible panes is a very different job from the same area as forty small awning windows on a second floor. Labour, access, preparation and mobilisation typically outweigh the raw film cost, which is why two honest quotes for the "same area" can differ substantially.

Mobilisation and minimum charges
Every job carries fixed costs: travel, setup, insurance and administration. Most businesses express this as a minimum job charge, which makes small jobs cost more per metre than large ones. If you're doing one meeting room now and three next quarter, ask for combined pricing, because one mobilisation is cheaper than two.
The factors that move commercial quotes
- Film specification. Standard dyed films, reflective films, spectrally-selective ceramics and thick security films sit at genuinely different price points.
- Pane count and dimensions. Many small panes cost more to film than few large ones for the same area, because every pane has edges, and edges are labour.
- Existing film removal. Stripping old adhesive is slow, sometimes slower than the new installation. Always disclose existing film when requesting quotes.
- Height and access. Ladders, scaffolds, elevated work platforms and glass above furniture all change labour time and equipment costs. This is a legal obligation before it is a line item: Safe Work Australia's model Code of Practice on managing the risk of falls at workplaces applies to every workplace covered by the WHS Act and Regulations, which is why a compliant quote for high glazing prices access equipment rather than improvising with a ladder.
- Work hours. After-hours and weekend installation to avoid disrupting your office typically attracts a premium, worth it more often than not.
- Site requirements. Inductions, escorts, security clearances, loading-dock bookings: each adds time that professional quotes price in rather than argue about later.
- Regional travel. Sites away from an installer's base carry travel time; for remote sites this can be significant and should be itemised.
- Multi-stage and multi-site scope. Portfolio work is usually cheaper per site than one-off jobs, but only when quoted as a programme.
- Glass condition and preparation. Heavily soiled glass, old sealant, or panes needing compatibility checks add preparation time.
GST
Commercial quotes in Australia may be presented ex-GST or inclusive. Before comparing totals, confirm each quote's GST treatment; a 10% misunderstanding is the oldest comparison mistake there is. The ATO's position is that you can claim a credit for GST included in the price of goods and services you buy for your business, so for most registered businesses the meaningful comparison is the ex-GST figure. Your accountant can confirm your own position.
Worth two minutes: you can check that a quoting business's ABN is active and whether it is registered for GST, free and without logging in, on the Australian Business Register's ABN Lookup. A quote adding GST from a business not registered for it is a question, not a formality.
Warranty and documentation are part of the price
A quote backed by a written manufacturer warranty and a workmanship warranty is worth more than an identical number without them. Documentation (film name, specification sheet, care instructions) is what makes a warranty claimable years later. Treat missing paperwork as a price difference, because it is one.
Separately from anything a business offers you, Australian Consumer Law consumer guarantees can apply to commercial purchases. The ACCC's position is that a business can be a consumer too, and a product or service bought for business use is covered when it costs less than $100,000 including GST, which covers the overwhelming majority of office film projects. The ACCC also notes that consumer guarantees are not the same thing as a warranty. So a quote with a thin warranty is not necessarily a quote with no protection, and a generous warranty is not a substitute for work being done with due care and skill.
Where staging genuinely saves money, and where it does not
Because mobilisation is a fixed cost, splitting one job into two visits costs more in total than doing it at once. Staging still makes sense when cash flow requires it or when you want to see one elevation treated before committing to the rest, but ask for the staged price and the single-visit price side by side so the difference is a decision rather than a surprise.
